What is a Green Contract?
A green contract is an official document confirming ownership of real estate in Egypt. It got its name because of the green seals that are affixed in seven state instances. In fact, this is the Egyptian equivalent of the Russian certificate of ownership.
Main Features
- Issued by the Egyptian government authorities in the name of one or more owners
- It has a strictly defined form according to the ARE Law No. 114 of 1964.
- Confirms the registration of the object in the unified state register of real estate
- Guarantees the protection of property rights by the state
- Issued only in Cairo and Ken
Features of receiving
Important conditions:
- Availability of a Green contract from the developer for a building or land plot
- Completion of construction and commissioning of the facility
- No strict deadlines for registration after purchase
Registration procedure
To receive a Green Contract, you must prepare:
- Technical passport of the facility from the technical supervision department of Hurghada
- Registered purchase and sale agreement
- Taukili from all owners
- Documents from the tax service
- Contracts with public utilities (optional)
- Power of attorney for a lawyer
- A copy of your passport
Special cases
If there is no Green Contract for the building, the new owner can contact Sharaa-Akari through a lawyer. If violations of the buyer's rights are detected, the organization initiates legal proceedings. After a positive decision, a Sahih wa nafaz is issued, a special document replacing the Green Contract in this situation.
Important note
Registration of a Green contract is a lengthy process that blocks the possibility of selling real estate for 5 years. Therefore, investors planning a quick resale are advised to limit themselves to judicial registration of the purchase agreement.
